Conflicting secondary formulas

Bayleys commission and selling fees in NZ

Learn why PropertySeller does not publish a Bayleys commission estimate, how the V2 research handles conflicting secondary structures, and what sellers should request.

Decision principle

Obtain the actual office and property-specific Bayleys proposal; conflicting secondary formulas are not a responsible substitute for a current published rate.

01

What the current evidence supports

The V2 workbook retains two materially different secondary-source Bayleys structures for conflict transparency. Neither is treated as the current national formula, because a lower-quality source must not silently become an official or nationwide rate.

  • Two secondary sources report different tier thresholds, rates and fee components.
  • Bayleys pricing may be negotiated and can vary by office, property and campaign.
  • The conflicting records are retained internally so the disagreement is not hidden.
  • PropertySeller displays no numerical Bayleys estimate from those records.

02

Why no dollar estimate is shown

The V2 evidence does not establish one sufficiently reliable current formula for the relevant office or area. A plausible-looking number would create false precision, so PropertySeller keeps this brand comparable without calculating a fee.

Commission varies or is not sufficiently published. Request the actual GST-inclusive selling costs from the office you are considering.

03

What still needs confirming

Published commission is only one part of a seller proposal. Resolve every unknown before comparing totals.

  • The current commission structure for the selected Bayleys office and property.
  • The applicable administration, minimum, marketing, auction and optional charges.
  • Whether any quoted figure includes GST.

04

Questions to put in writing

  • What commission formula applies to this office, property category and expected sale price?
  • Which fixed, minimum, marketing and auction costs are additional?
  • What happens to marketing costs if the property is withdrawn or does not sell?
  • Will the full GST-inclusive estimate be written into the agency agreement?

05

Compare the likely net result, not fee alone

A lower commission does not establish the better agent or campaign. Compare relevant local evidence, appraisal quality, buyer strategy, marketing, service responsibilities and negotiation approach. A small difference in sale price can outweigh a difference in commission.
