Why this question matters
Two similar percentages can describe different services. One proposal may include photography or administration while another prices those separately. Put both proposals on the same assumed sale price, then separate the commission from the other costs. Keep the service list beside the figures so a cheaper estimate does not conceal a different level of work.
What to ask the agent for
The estimated commission in dollars, whether GST is included, any minimum fee, administration or auction charges, and a list of services included in commission.
Ask the agent to recalculate the written estimate at a lower and a higher sale price. A minimum fee or tiered structure may change the comparison. Use the calculator with the actual quote, then check the result with the agency.
What a strong answer should include
One clear total estimate plus a clean list of inclusions and separately charged items.
What to write down or compare
- Commission at the same expected sale price, with GST treatment stated.
- Minimum commission, fixed administration fees and any other compulsory charges.
- Included services, separately charged work and the event that makes payment due.
Relevant NZ seller considerations
Settled explains that the agent should describe the commission calculation, payment timing and estimated dollar amount based on the appraisal. The actual written agreement determines the agreed fee; a brand name alone does not establish your quote.
Video transcript
Two agents can quote similar commission rates and still leave you with very different total costs. Before you sign, ask this. What exactly is included in your commission? And what will I be charged for separately? Ask for the estimated commission in actual dollars where the GST is included, any minimum fee and any separate administration, auction, photography or other charges. Then ask them to show you which services are included in the commission and which are not. You are not trying to find the lowest percentage. You are trying to compare the real cost of the service you are buying. Write the totals down side by side. Get the free agent interview pack at PropertySeller.co.nz.
