Why this question matters
A higher appraisal can make a proposal feel more attractive before you have tested how it was reached. Ask each agent to explain the relationship between their earlier price guidance and the eventual result. Look at the whole range of examples, including the properties that proved harder to sell. A short, relevant set of comparisons is more useful than a long list of unrelated successes.
What to ask the agent for
Anonymised examples of recent comparable listings showing the appraisal or appraisal range, final sale price and sale date.
If the examples all look unusually strong, ask how they were selected. Request anonymised evidence where needed; you do not need another seller's private information to assess the reasoning.
What a strong answer should include
Specific, recent examples; explains misses as well as wins; does not rely on vague claims.
What to write down or compare
- Original appraisal range and date, alongside the final sale price and sale date.
- Why each property is comparable: location, condition, size and buyer appeal.
- Any price changes, unusual terms or market changes that help explain the result.
Relevant NZ seller considerations
REA says appraisals must be written, reflect current market conditions and use comparable sales information. Asking for a history of ten comparable outcomes is this pack's interview suggestion, not a separate legal requirement. An appraisal is different from a registered valuation.
Video transcript
Three agents, three different numbers, and the highest one can feel like the best news you've had all week, but before you decide, ask each agent one simple question. What did your last 10 comparable properties actually sell for, compared with the appraisal you gave the vendor? A weak answer stays vague. It talks about the market, buyer sentiment, or how every property is different. A stronger answer gives you actual examples you can check, the appraisal or price range, the final sale price, and when the property sold. You're not looking for a perfect record. You're looking for evidence that the appraisal is grounded in real outcomes. Write down what each agent says, then compare their answers side by side.
