1. Decide whether the sale works

Build a realistic value range, confirm the mortgage and legal position, and model the cash left after commission and every other cost.

  • Run conservative, expected and stronger sale-price scenarios
  • Record the earliest and latest workable settlement dates
  • Ask your lawyer, lender or tax adviser about issues specific to you

2. Choose how to sell

Compare a private sale with agent proposals on workload, buyer reach, negotiation support, cost and likely net result. If using an agent, verify the licence and obtain a written appraisal and proposal.

  • Ask why the proposed method suits the property and buyer pool

3. Read the agency agreement

The agreement controls authority, services, commission, marketing spend, duration and exit position. Do not treat it as a routine form.

  • Commission trigger and any continuing entitlement
  • Approved marketing and additional expenses

4. Prepare the property and evidence

Resolve material maintenance, title, consent, compliance and disclosure questions early. Then prioritise presentation work that removes buyer friction rather than assuming every renovation pays back.

5. Run the campaign and assess offers

Approve the marketing, monitor enquiry against the agreed strategy and understand the process for early, conditional, unconditional and multiple offers.

  • Require written campaign updates
  • Compare price and conditions together
  • Have your lawyer review the sale and purchase agreement before signing
  • Record any negotiated changes clearly

6. Complete conditions and settle

After an agreement is signed, track every condition and deadline. Coordinate the deposit, mortgage discharge, insurance, final inspection, keys, moving and settlement funds with the professionals involved.
