Build a flexible New Zealand house-sale timeline from early decisions and preparation through marketing, offers, conditions and settlement.
Work backwards from the acceptable settlement window and leave room for preparation, legal checks, campaign review and buyer conditions.

Start before the listing date
Confirm the reason for selling, workable settlement dates, mortgage and legal position, value range and cost scenarios before comparing campaign proposals.
- Brief a lawyer or conveyancer early
- Collect title, consent and property records
- Obtain and test appraisals
- Compare agent and private-sale routes

Build a preparation critical path
List material repairs, documentation, presentation, photography and marketing approvals. Identify which tasks block launch and which are optional improvements.

Set campaign dates and review points
The method of sale may create an event or deadline, but every campaign needs an earlier check of enquiry, buyer feedback and competing listings. Agree what would trigger a change.

Plan for offers, not only open homes
Know who receives written offers, when your lawyer will be available, how conditions will be compared and how an early or multiple-offer process will work.

Track every condition
Once a sale and purchase agreement is signed, record each condition, responsible person and due date. The sale is not unconditional until all conditions are satisfied or waived correctly.

Work backwards from settlement
Coordinate mortgage discharge, insurance, rates and legal adjustments, final inspection, keys, moving and the transfer of settlement funds. Leave contingency for a linked purchase or delayed condition.
