Mike Pero commission: current NZ status

Mike Pero Real Estate transitioned to Raine & Horne. See why former Mike Pero commission formulas are no longer treated as current NZ seller rates.

Decision principle

Do not apply a former Mike Pero fee formula to a current Raine & Horne proposal; request the applicable office's complete written costs.

01

What the current evidence supports

Raine & Horne states that it acquired the Mike Pero Real Estate network and that the rebrand entered its final phase in December 2024. The current Mike Pero website now focuses on mortgages and directs real-estate visitors to Raine & Horne. PropertySeller therefore retains former Mike Pero formulas only as an audit trail and no longer calculates them as current seller rates.

  • Raine & Horne acquired the Mike Pero Real Estate network in 2023–24.
  • Raine & Horne described the Mike Pero Real Estate rebrand as entering its final phase in December 2024.
  • The current Mike Pero website is a mortgage and financial-services website and links real-estate visitors to Raine & Horne.
  • Former $390,000 and $490,000 breakpoint formulas are not shown as current calculations.

02

Why no dollar estimate is shown

The current evidence does not establish one sufficiently reliable formula for the relevant office or area, or the former formula has been superseded. A plausible-looking number would create false precision, so PropertySeller keeps the search intent useful without presenting a stale estimate.

Request the actual GST-inclusive selling costs from the office and legal agency you are considering.

03

What still needs confirming

Published commission is only one part of a seller proposal. Resolve every unknown before comparing totals.

  • The current commission structure for the relevant Raine & Horne office and property.
  • Any administration, minimum, marketing, auction or withdrawal charges.
  • Whether a current written quote includes GST or adds it separately.

04

Questions to put in writing

  • Which legal agency and office will sign the agreement?
  • What current commission formula, fixed charges and minimums apply?
  • What marketing and optional costs sit outside commission?
  • Is the full GST-inclusive estimate written into the agreement?

05

Compare the likely net result, not fee alone

A lower commission does not establish the better agent or campaign. Compare relevant local evidence, appraisal quality, buyer strategy, marketing, service responsibilities and negotiation approach. A small difference in sale price can outweigh a difference in commission.
