Why this question matters

A sale method should form part of a reasoned campaign. Ask how it fits your property, likely buyers, available preparation time and preferred settlement window. Compare the recommendation with at least one alternative. The explanation should cover the trade-offs, including what happens if the initial campaign does not lead to an acceptable offer.

What to ask the agent for

The evidence behind the recommended method, likely buyer pool, recent local examples, timeline, risks and fallback plan.

Ask for recent local examples that used this method and discuss what was similar or different. If every property receives the same recommendation, ask what would cause the agent to recommend another approach.

What a strong answer should include

Explains why the method fits your property instead of using the same method for every listing.

What to write down or compare

  • Recommended method and the specific evidence supporting it.
  • Likely buyer groups, treatment of conditions and the intended timeline.
  • Additional costs, review date and fallback method if the first approach does not work.

Video transcript

Every agent can recommend a selling strategy. The important question is why they believe it is right for your property. Before you sign, ask what evidence supports the method you are recommending. If they suggest auction, deadline sale, tender or price by negotiation, ask why that approach suits your property, your local market and the likely buyer pool. Ask what comparable properties they have sold using that method, what happened with those campaigns and what they would do if buyer interest is weaker than expected. A strong answer should give you evidence, not just confidence. You are looking for a strategy that is explained clearly, supported by recent local results and flexible enough to adapt if the market response changes. Compare each agent's reasoning side by side.
